Software comparison
Best Cleaning Business Software Under $30 a Month (2026)
ZenMaid, BookingKoala, Zenbooker, ServiceM8 and Jobber Core compared for solo house cleaners and small crews: what each $19 to $29 plan really includes, the limits that push you to a higher plan, and what texts and helpers add to the bill.
Prices checked Oct 20, 2026 on each vendor's official pricing page. Software companies change prices and run promos often, so confirm before you buy.
Most cleaning software comparisons start at $60 to $150 a month. That's fine once you have a full schedule and a crew, but it's a lot when you're one person with fifteen regular clients. The good news is that several apps built for cleaners and other home-service businesses start at $30 a month or less.
The catch is that the cheapest plans each have a limit that can quietly push you onto a bigger plan. That could be an appointment cap, a per-user fee, texts billed separately, or a feature that lives one tier up. This guide compares five options for a solo house cleaner and a small crew of two or three people, and shows what you'd actually pay. Every price comes from each vendor's own pricing page or help center, checked on October 20, 2026.
The five plans at a glance
| Plan | Price | Who's included | Main limit | Customer texts |
|---|---|---|---|---|
| ZenMaid Starter | $19/mo | Owner only; each extra cleaner or office user is $4/mo | 40 appointments a month | Limited automated templates; SMS billed in bundles from $14 per 125 messages |
| BookingKoala Starter | From $27/mo | Up to 5 providers (or 5 GB of data) | No SMS notifications, mobile apps or GPS clock-in until Growing ($57/mo) | Email notifications only |
| Zenbooker Standard | $29/mo | Unlimited team member accounts | 2 service territories | Email and SMS notifications listed on every plan; no per-message price published |
| ServiceM8 Starter | $29/mo | Unlimited users | 50 new jobs a month | Booking reminders included; text messaging shown as free on paid plans |
| Jobber Core | $29/mo billed annually ($39 with a 1-year commitment, $49 with no commitment) | 1 user; extra users $29/mo each | No automated client reminders or automatic payments (those start on Connect) | Automated reminders not included on Core |
Jobber was running a new-customer promotion when we checked, which it says ends October 30, 2026. We used regular prices throughout so this comparison stays accurate after promos end.
What a small cleaning business really needs from software
Before you compare feature lists, be clear about the few things that actually save you time each week:
- Recurring visits that put themselves on the calendar (weekly, biweekly, monthly).
- Automatic reminders, ideally by text, so clients remember to leave a key or crate the dog.
- Getting paid by card, either on file or through an invoice link.
- Online booking or quote requests, so new clients can book without a phone call.
- Checklists, once someone other than you is doing the cleaning.
All five apps handle the calendar and payments. Where they differ is texting, team size and how many visits you can book before you hit a limit.
ZenMaid Starter: lowest price for a solo cleaner
ZenMaid is built only for maid services, and it shows. Starter is $19/mo and includes scheduling with calendar, dispatch and map views, invoicing, online payments through Stripe or Square, a mobile app and a limited set of automated SMS and email templates for cleaners and customers. Support is chat-only.
Three things to know before you pick it:
- 40 appointments a month. ZenMaid's FAQ says that when you hit the cap you can't add more appointments that month until you upgrade. Forty is roughly ten cleans a week, which works for a part-time or early-stage business but not for a full-time solo cleaner.
- Only the owner is included. ZenMaid's help center says each additional cleaner, contractor or office manager costs $4/mo on Starter, $14/mo on Pro and $24/mo on Pro Max. Only active profiles are charged.
- Texts cost extra. The pricing page notes that SMS charges aren't included. SMS bundles start at $14 for 125 messages, so a solo cleaner who texts every client a reminder will often pay about $33 a month all in.
Pro ($39/mo) removes the appointment cap and adds digital checklists, cleaner GPS tracking, booking forms for your website, reports, payroll and Spotfinder for fitting new recurring clients into your schedule. ZenMaid says all plans are month-to-month, and it offers a 14-day free trial.
Who it's for: a solo or part-time cleaner doing fewer than about 40 visits a month who wants software made just for cleaning. Try ZenMaid free for 14 days
Zenbooker Standard: best flat price for a small crew
Zenbooker is a booking-first app for local service businesses that travel to the customer's home. Standard is $29/mo, and the pricing page says every plan comes with unlimited bookings and unlimited team member accounts. For a cleaning business that's adding helpers, that flat price is the main draw.
Features Zenbooker lists on every plan include a booking page where customers see the price and book one-off or recurring cleans, recurring-booking discounts, saved cards and deposits, invoices and payment links (card processing through Stripe), tips, automatic job assignment, a mobile web app for your cleaners, en-route texts, and email and SMS notifications for confirmations, reminders and follow-ups. A website builder is included too.
What to watch:
- Two service territories on Standard. A territory is a geographic area with its own hours, team and pricing. Most single-town cleaners need just one.
- No per-message SMS price is published. Customer texts are listed as part of every plan. If you'll send a lot, ask Zenbooker whether there's a cap.
- Some features sit on Professional ($79/mo), including bookable estimates, location- and time-based price rules, and hiding the "Powered by Zenbooker" badge. We didn't see job checklists on the pricing page.
Zenbooker offers a 14-day free trial with no credit card, and says all plans are month-to-month.
Who it's for: an owner with one to five cleaners who wants clients booking online and doesn't want the bill to grow with every hire. Try Zenbooker free for 14 days
ServiceM8 Starter: best for quotes, checklists and photos
ServiceM8 is a general job-management app used by trades and service businesses. Starter is $29/mo with unlimited users and 50 new jobs a month. ServiceM8's comparison table lists these on every plan: scheduling, quoting and invoicing, checklists and tasks, before-and-after photos, online bookings, recurring jobs, booking confirmations and reminders, on-the-way texts, quote follow-ups and staff GPS. It also shows text messaging as free on paid plans. Auto-pay for recurring jobs starts on Starter.
The limit to plan around is the job count. ServiceM8 says each new job card uses one job credit. Recurring jobs re-create themselves on a schedule, so expect each repeat visit to count. Confirm how your recurring cleans are counted during the trial. If you go over, ServiceM8 says you can keep working for 7 days before you're asked to upgrade. Growing is $79/mo for 150 jobs.
There's also a Free plan: $0 for 1 user and 30 jobs a month, with texts at 10¢ each. That's a genuine option for someone with a handful of regular clients.
ServiceM8 offers a 14-day free trial with no credit card and says there are no lock-ins. It has iOS and Android apps.
Who it's for: a cleaner who quotes a lot (deep cleans, move-outs, post-construction) and wants checklists and photo records, with fewer than about 50 visits a month. If your work is mostly quotes, our guide to sending professional quotes from your phone pairs well with it. Try ServiceM8 free for 14 days
BookingKoala Starter: best if you also need a booking website
BookingKoala combines a website builder with booking forms where customers choose their services and see your prices before they book. Starter starts at $27/mo for up to 5 providers (or 5 GB of data). According to BookingKoala's comparison table, Starter includes the theme builder, your own domain, one- and two-step booking forms, smart scheduling, card charges, payments and tips, invoicing, checklists, cancellation fees, coupons and email notifications.
The trade-off is that several features cleaners care about start on Growing ($57/mo): SMS notifications, the mobile apps (Starter has mobile access in the browser), GPS and clock-in/out, automatic reviews, referrals and removing BookingKoala branding.
BookingKoala offers a 14-day free trial and says your card is charged when the trial ends. There are no contracts, and you can cancel from inside your account.
Who it's for: a new cleaning business that doesn't have a website yet and wants instant-price online booking from day one. Plan on Growing if you want text reminders. Try BookingKoala free
Jobber Core: the brand name, if you can prepay
Jobber Core is $29/mo only when you prepay for a year. It's $39/mo with a monthly 1-year commitment, or $49/mo with no commitment. It covers 1 user (extra users are $29/mo each) and includes online booking, quotes, invoices with online payments, a simple website and reporting. Card payments are 2.9% + 30¢ and bank (ACH) payments are 1%.
The gap for cleaners is that Jobber lists automated client reminders, automatic payment collection, checklists and automated invoice follow-ups on Connect, which is $99/mo billed annually for 1 user. If you're happy sending reminders yourself, Core is a solid start that you can grow into. We cover Jobber's plans in detail in Jobber vs Housecall Pro for cleaning businesses.
What you'd actually pay: two real examples
Solo cleaner, about 35 visits a month, one reminder text per visit:
- ZenMaid Starter: $19 + one $14 SMS bundle = about $33/mo ($19 if you skip texts)
- BookingKoala Starter: $27/mo, but reminders go by email only
- Zenbooker Standard: $29/mo
- ServiceM8 Starter: $29/mo (35 jobs fits within 50)
- Jobber Core: $29/mo prepaid annually, or $49/mo month-to-month, and you'd send reminders yourself
Owner plus two cleaners, about 80 visits a month:
- Zenbooker Standard: $29/mo (unlimited bookings and team members)
- BookingKoala: $27/mo on Starter (email only), or $57/mo on Growing for texts and the mobile apps
- ZenMaid Pro (Starter's 40-appointment cap is too low): $39 + 2 × $14 = $67, plus at least one $14 SMS bundle = about $81/mo
- ServiceM8 Growing (80 jobs is over Starter's 50): $79/mo
- Jobber Core with 2 extra users: $29 + 2 × $29 = $87/mo billed annually, still without automated reminders. Connect with 5 users is $149/mo billed annually.
Card processing is on top of all of these. ZenMaid connects to Stripe or Square and Zenbooker uses Stripe, so those processors' rates apply. ServiceM8 and BookingKoala don't list their card rates on their pricing pages. Ask before you sign up.
Which should you choose?
Choose ZenMaid Starter if: you're solo, do fewer than about 40 cleans a month, and want the cheapest software made only for cleaners. Try ZenMaid
Choose Zenbooker Standard if: you have or plan to hire helpers and want a flat $29 with online booking and text reminders included. Try Zenbooker
Choose ServiceM8 Starter if: you quote a lot of one-off deep cleans and want checklists and photos, and you book fewer than 50 jobs a month. Try ServiceM8
Choose BookingKoala if: you need a website with instant-price booking forms, and you're OK moving to Growing for texts. Try BookingKoala
If you're already past 50 visits a month or have a crew of four or five, the $29 tier probably isn't where you'll end up. Compare the mid-tier plans in our Jobber vs Housecall Pro guide for cleaners before you commit. And whichever app you pick, the review-request tools pay off quickly. Our guide to your first 50 Google reviews works for cleaners too.
A tip for the trial: load five real recurring clients, including one biweekly client and one with a key or gate code, and let the app run a full week of reminders. You'll learn more from that week than from any feature list.
