Pricing explained
Monthly vs Annual Billing: What Jobber, Housecall Pro and Cheaper Cleaning Apps Really Cost (2026)
The price on the pricing page is usually the annual, paid-up-front price. Here is what Jobber and Housecall Pro cost month to month, what you pay over a year on each billing option, when annual is worth it, and which cheaper cleaning apps are simply month-to-month.
Prices checked Oct 27, 2026 on each vendor's official pricing page. Software companies change prices and run promos often, so confirm before you buy.
A lot of cleaning and lawn care owners sign up for Jobber or Housecall Pro expecting to pay the number they saw on the pricing page, and then get a bigger bill than they planned. Usually nothing sneaky happened. The number on the pricing page is the annual price, and it either has to be paid up front or comes with a year-long commitment. Pay month to month and the same plan costs more.
This guide lays out what each billing option really costs, using regular (non-promotional) prices from each vendor's own pricing page and terms, checked on October 27, 2026. Prices are in USD and exclude sales tax.
Why the price you saw isn't the price you pay
- Jobber says in the fine print on its pricing page that the pricing displayed is "Annual prepaid," with other billing options available.
- Housecall Pro shows its headline prices as "(Billed annually)," with a toggle to switch to monthly.
Annual pricing isn't a bad deal. It's genuinely cheaper if you stay. The problem is when you pick it before you know whether the app suits your business, because neither company refunds an annual plan if you change your mind partway through (details below).
Jobber: three ways to pay for the same plan
Jobber offers three billing options. Its pricing FAQ describes them like this:
- Monthly, no commitment: cancel any time and your subscription ends at the end of the current billing period.
- Monthly, 1-year commitment: a 12-month minimum term billed monthly. Cancel during the year and you keep being billed monthly until the 12 months are up.
- Annual prepaid: the full year is billed at the start. Cancel during the year and you keep access until the term ends, but "your initial payment is non-refundable."
All three renew automatically unless you set them not to. Here's what that means in dollars:
| Plan (users included) | Annual prepaid | 1-year commitment | No commitment | Year at annual vs no commitment |
|---|---|---|---|---|
| Core (1 user) | $29 | $39 | $49 | $348 vs $588 |
| Connect (1 user) | $99 | $119 | $139 | $1,188 vs $1,668 |
| Connect (5 users) | $149 | $169 | $199 | $1,788 vs $2,388 |
| Grow (1 user) | $149 | $169 | $199 | $1,788 vs $2,388 |
| Grow (5 users) | $229 | $259 | $299 | $2,748 vs $3,588 |
Two things worth knowing for cleaners in particular:
- Automated client reminders and automatic payments start on Connect, not Core. If your clients are recurring weekly or biweekly visits, you'll probably end up on Connect, so compare Connect's monthly price, not Core's.
- Jobber's 14-day free trial is on Grow, with no credit card required. Jobber says you can upgrade any time but can only downgrade at the end of your current billing cycle, monthly or annual. If you prepay a year on a bigger plan than you need, you're on it for the year.
When we checked, Jobber was also running a new-customer promotion ("save up to 40%") that it says ends October 30, 2026 at 11:59 p.m. PT. The promotional price is for the first 3 or 12 months, depending on the billing option, before the regular prices above kick in. Budget for the regular price.
Housecall Pro: monthly or annual
Housecall Pro has a simpler choice: monthly or annual.
| Plan (users included) | Billed annually | Billed monthly | Year at annual vs monthly |
|---|---|---|---|
| Basic (1 user) | $59 | $79 | $708 vs $948 |
| Essentials (5 users) | $149 | $189 | $1,788 vs $2,268 |
| MAX (8 users; extra users $35/mo each) | $299 | $329 | $3,588 vs $3,948 |
What Housecall Pro's own documents say about billing:
- Its terms of service say you're billed "in advance, at regular intervals, in accordance with the term" you subscribed to, that subscriptions "automatically renew," and that "subscription fees will not be prorated or refunded" except as the agreement sets out.
- The exception is a 30-day money-back guarantee. It only applies "in select agreements, when specifically communicated to you," and covers the baseline subscription fee, not setup fees or other extras. If a sales rep mentions it, ask for it in writing.
- Its help center says you can switch between monthly and annual billing from the billing settings, and that cancelling requires a chat request plus a phone call with the account owner before billing stops.
- The pricing page says Housecall Pro "does not require long-term contracts." In practice, the monthly option is the no-commitment one.
Housecall Pro's 14-day free trial runs on MAX with no credit card needed. Its pricing page was also showing new-customer intro offers when we checked. Again, plan around the regular prices.
How long you need to stay for annual to pay off
Here's the simplest way to decide. Divide the annual cost by the no-commitment monthly price. The answer is how many months you'd have to stay for prepaying to come out ahead.
| Plan | Year prepaid | Monthly price | Break-even |
|---|---|---|---|
| Jobber Core | $348 | $49 | about 7 months |
| Jobber Connect (1 user) | $1,188 | $139 | about 8.5 months |
| Jobber Connect (5 users) | $1,788 | $199 | about 9 months |
| Housecall Pro Basic | $708 | $79 | about 9 months |
| Housecall Pro Essentials | $1,788 | $189 | about 9.5 months |
| Housecall Pro MAX | $3,588 | $329 | about 11 months |
So if there's a real chance you'll switch apps, scale back, or close for the off-season within the first 7 to 11 months, paying monthly is cheaper, even though each bill is bigger. Jobber's 1-year commitment option sits in between. It's cheaper per month than no commitment, but you owe all 12 payments either way.
The cheaper cleaning apps are simply month-to-month
The budget apps in our under-$30 cleaning software guide mostly skip this problem. Their listed prices are monthly prices, and each describes a no-contract plan:
| App | Plans | What they say about contracts | Watch for |
|---|---|---|---|
| ZenMaid | Starter $19, Pro $39, Pro Max $49 | "Month-to-month agreement, no signature necessary"; cancel any time and the plan stays active to the end of the period. Annual plans available on request (no price published). | Only the owner is included. Extra users are $4/$14/$24 a month by plan. SMS is billed in bundles from $14 for 125 messages. Starter is capped at 40 appointments a month. |
| Zenbooker | Standard $29, Professional $79, Enterprise $149, National $259 | "No commitment or contract. All of our plans are month-to-month." | Plans differ by number of service territories. Unlimited bookings and team members on every plan. |
| ServiceM8 | Free $0, Starter $29, Growing $79, Premium $149, Premium Plus $349 | "No lock-ins." Upgrade or downgrade any time, with credit applied pro rata. | Job limits: 30 a month on Free, 50 on Starter, 150 on Growing. |
| BookingKoala | Starter from $27, Growing from $57, Premium from $197 | "No contracts or commitments. You can cancel at any time." | "Starts at" pricing rises with providers or storage. Your card is charged when the free trial ends. |
None of these four publishes a separate, cheaper annual price on its pricing page. That makes them easier to try and easier to leave. The trade-off is fewer features than Jobber or Housecall Pro at the higher tiers.
How to avoid the annual billing surprise
- Run the free trial on real clients first. Load a few recurring clients and let reminders and invoices go out for a week.
- Start on monthly billing (Jobber's no-commitment option, or Housecall Pro monthly) for the first month or two, even though it costs more.
- Pick the plan you'll actually need. For recurring cleaning, that's usually the plan with automated reminders: Jobber Connect, or Housecall Pro Basic or above.
- Switch to annual once you're sure, ideally after 2 to 3 months on the plan, when you can see that the break-even point is well within the time you'll stay.
- Put a calendar reminder a few weeks before any annual renewal. Both Jobber and Housecall Pro renew automatically.
- Check card processing fees too. On a busy month, these can add up to more than the subscription. Jobber lists 2.9% + 30¢ for online card payments, and Housecall Pro says rates start at 2.59%. Both charge 1% for bank (ACH) payments.
Bottom line
New to the software or not sure it fits? Pay monthly. It costs Jobber Core users $20 more a month ($49 vs $29) and Housecall Pro Basic users $20 more ($79 vs $59), but you can leave without paying for a year you won't use. Try Jobber free for 14 days Try Housecall Pro free for 14 days
Already running your business on it and staying? Switch to annual and save $240 to $840 a year on the plans above, as long as you'll stay past the break-even point.
Want to skip the decision entirely? ZenMaid, Zenbooker, ServiceM8 and BookingKoala bill month to month at their listed prices.

Frequently asked questions
Is Jobber really $29 a month?
Only if you prepay a full year. Jobber Core is $29/mo billed annually ($348 up front), $39/mo on a monthly plan with a 1-year commitment, or $49/mo with no commitment, for 1 user (regular prices checked Oct 27, 2026). Jobber says annual prepayments are non-refundable if you cancel during the year.
What does Housecall Pro cost if I pay monthly?
Housecall Pro Basic is $79/mo monthly versus $59/mo billed annually. Essentials (5 users) is $189 monthly versus $149 annually, and MAX (8 users) is $329 monthly versus $299 annually (checked Oct 27, 2026). Prices exclude sales tax.
Can I get a refund if I cancel an annual plan early?
Usually not. Jobber says if you cancel an annual prepaid plan during the year, you keep access until the end of the term but the payment is non-refundable. Housecall Pro's terms say subscription fees aren't prorated or refunded, except under a 30-day money-back guarantee that applies only when it was specifically offered at signup.
What is Jobber's 1-year commitment option?
It's a monthly bill with a 12-month minimum term. Jobber says if you cancel during the year, your subscription stays active and you keep being billed monthly until the 12 months are up. For Core it's $39/mo, between the $29 annual prepaid price and the $49 no-commitment price.
Which cleaning business apps don't require an annual contract?
ZenMaid, Zenbooker, ServiceM8 and BookingKoala all describe month-to-month plans you can cancel any time (checked Oct 27, 2026). Jobber and Housecall Pro also offer month-to-month billing, but at a higher monthly price than their headline annual price.
When is annual billing worth it?
When you've already used the app on real jobs and are confident you'll keep it for most of a year. Prepaying a year of Jobber Core costs the same as about 7 months of no-commitment billing, and a year of Housecall Pro Basic costs about the same as 9 months of monthly billing. If there's a real chance you'll switch sooner, monthly is cheaper.
